The space
This Newly Renovated and Restored Historic 1910s Craftsman home is part of the US National Register of Historic Districts. It was dotingly built for his beloved bride by the respected town plumber! He inspiringly came to be known as Mr. Fix it, after doing it all with only his one good arm and a never give-up spirit! Discover little nuggets of history throughout the home or explore the abundance of cultural treasures just right outside the door!

You will be experiencing the famous Nights of Lights festival while living in it! No more hassle of driving around town looking for parking! Leave your vehicles at The Villa and just enjoy it all!

Walk to countless restaurants, wineries, shops or hop on the fun downtown trolley tours! We are directly in front of the Welcome Center and Old Town Trolley Train Welcome Center where you can purchase tickets to all that St Augustine has to offer. Return from a fun day of sightseeing and take a nap on the comfy daybed or people-watch from the large swing in our Florida Sunroom!

Beach:
We are only a quick 7-10 minutes drive from gorgeous beaches! Beach chairs, tents, beach towels are provided for a fun hassle free dat at the beach!

Outdoor Kitchen:
Grill out in the charming courtyard in our secret garden! The delicate bougainvillea and living wall jasmine lattice come together in a happy and relaxing space. The century old bricks and flagstones blend seamlessly to pave a rich and inviting space with an overhead canopy & cafe lights to add to the ambience!

Furniture & furnishings from West Elm, DKNY, World Market, Rachel Zoe, Anthropologie, Apt 2B, ALLModern, Purple.

This is a 2 Story home with sunroom, formal living, dining, kitchen, master bedroom with ensuite bath, office with half bath on the first floor. The second floor has another master bedroom with ensuite bath, another bedroom, bathroom and a media room with wet bar.

Guest access
Guests have access to the entire home and courtyard.

There's a ramp access, for strollers and simple wheelchairs, from the rear of the house, entering from the kitchen door.

The lava rock driveway to the immediate left of the house accommodates up to 4 cars. A medium sized vehicle can also park in the cement driveway in the rear, in front of the brown garage door. This provides access to the rear door via a ramp. Public street parking (for two) is also available directly next to the house on Abbott St. You may also park in the paid public garage, which is about two blocks away. Please do not park in the Old Town Trolley Welcome Center lot. They will tow. If you need additional parking space, there’s usually free street parking within walking distance.

RENTAL AGREEMENT
This Vacation Rental Agreement is a legal agreement between St Augustine Villa LLC (also referred to as the “Reservations Manager” or "SAV LLC" for The St Augustine Villa @ 8 Joiner Street, St Augustine FL 32084) & the booking Guest (also referred to as the “Guest”).
This contract is effectual when the Guest acknowledges they have read and agree to this agreement during the booking process (prerequisite to booking/checking out), pays for their booking, and the reservation is screened and accepted by the Reservations Manager. Reservations Manager reserves the right to refuse service to anyone. Guest acknowledges they have read the contract in detail, understand and agree to all the terms, rules and requirements in their entirety.

Dates of Stay:
The agreed upon duration of the guest’s stay is strictly limited to the dates booked by the guest and are not to exceed unless agreed upon in another rental agreement.
Standard check-in time is 4:00 pm on the day of arrival; check-out is 10:00 am on the day of departure.
Guest ages
The Guest signing this agreement must be at least 25 years of age. Additionally, the Guest making the booking must be a guest in the house for the entire stay and will be held responsible for all other parties and/or guests of the Guest for compliance with this Agreement, with listed policies, ordinances, rules and regulations and for any losses incurred by owner of the rented property and any damages to the property or furnishings. If booking both sides, there must be an additional guest at least 25 years of age staying the entire time.
Cancellation Policy:
We highly recommend you purchase travel insurance to protect you from situations that may arise and result in a cancellation. Please make sure to thoroughly read through any insurance policy to make sure it will cover you and the reasons you may need to cancel. Please also read through our cancellation policy.


Guests who cancel at least 60 days prior to check-in will receive a 100% refund on the total amount they've paid. If guests cancel between 30 days and 60 days prior to check-in, they will receive a 50% refund on the total amount they've paid. Cancellations less than 30 days from check-in will only receive a refund on their cleaning fees and damage waiver fees, if applicable.
If the Property becomes unavailable to the Guest prior to occupancy for any reason, Reservations Manager agrees to refund the full amount paid, and Guest agrees to release any claims against Reservations Manager.
No refund is due (or will be made) for inclement weather, including mandatory evacuations by authorities during hurricane season. No refund is due (or will be made) for late arrival or early departure. As stated above, travel or Vacation Insurance is recommended to be obtained by Guest (and policies should be read to understand coverage for inclement weather).
Condition of Property
All electrical, plumbing and appliances should be in working order. The failures of operation of certain extra amenities, such as large screen TVs, cable, or the Internet and Wi-Fi service, grills, bikes etc. are not a basis for any refund. Reservations Manager will make every effort to have these items repaired but does not guarantee that they will be repaired during Guest’s occupancy. When you arrive, if you find that the house has not been cleaned to normal standards please notify the contacts provided you in your check-in information by 5 pm on check-in date.
Entry of Premises
For maintenance or emergency purposes, a reservations management employee or contractor may need to enter the premises. Reservations Manager or Reservations Manager’s representative may enter the premises during reasonable daylight hours without securing prior permission from Guest, but shall give Guest notice of such entry immediately prior if possible and immediately thereafter. In any emergency, Owner or Owner’s servicing agents may enter the premises at any time without permission of Guest for the purposes of making repairs to alleviate such emergency.
Parking
Parking is limited to how many vehicles can fit in the driveway. Vehicles are to be parked in designated parking areas only.. Any illegally parked cars are subject to tickets and/or towing; applicable fines and/or towing fees are the sole responsibility of the vehicle owner.
Liability and Damage
Guest agrees to defend, indemnify and hold Reservations Manager and property owner harmless from any and all liability, claims, loss, property damage or expenses, arising by reason of any injury, death or

damage sustained by any person, or to the property of any person, in or on the property during the term of this agreement, including Guest, additional invitees or visitors of Guest. It is the sole responsibility of the Guest to ensure that their entire party, guests, invitees and other visitors are aware of and agree to this rental agreement.
Attorney’s Fees and Costs
If Reservations Manager employs the services of an attorney to enforce any conditions of this Agreement, to collect any amounts due, for the eviction of the Guest, or damages to the property and/or furnishings of the rental, Guest shall be liable to Reservations Manager for reasonable attorney's fees and costs incurred by Reservations Manager.
Voluntary Eviction Notice
The Guest and all parties with the Guest will be subject to immediate eviction from the Property if the Guest or parties of the guest violate any terms of this Agreement, including but not limited to, violation of the occupancy limits, pet provision, smoking, possession of illegal substances, noise ordinance or parking. In the event of eviction from the Property, the Guest shall forfeit all amounts paid and there will be no refund of money.
This Agreement is taken in full compliance with federal, state and local Fair Housing Laws, without regard to race, color, religion, gender, sexual orientation, country of origin, handicap or familial status.
House Rules and Regulations
THE FOLLOWING RULES APPLY TO OWNERS, GUESTS AND RENTERS AND ARE STRICTLY ENFORCED
NO Smoking:
Absolutely NO smoking/vaping in house or backyard. This is a completely non-smoking home, and that does include in the courtyard. Please go to the street. Violations will result in being asked to leave and forfeiting all rents and deposits. If we find guests have smoked in the home, they will be charged to have things professionally cleaned and aired out, including lost rent.
NO pets:
We are very sorry, but our family members have severe allergies to pets, so please do not bring them as this will create health problems for some of our family members.


NO high-heel shoes/Street shoes:
The house has original wood floors that are over 110 years old. Please help us preserve them and prolong their life by avoiding shoes with soles that are tough on wooden floors. Soft soles are ok.
NO Parties:
We have a strict no parties/no events policy. No outside guests may be invited. Our rental license doesn’t permit us to host events at the Villa nor do we have parking space suitable for an event. Guests may be asked to leave, forfeiting all rents and deposits.
Water Heater Settings:
Please refrain from altering the settings on the tankless water heater in the laundry closet. Any damage/repair charges will be passed on to the guests.
Noise:
Please remember that we are in a neighborhood. We ask guests to please be respectful and considerate of the neighbors and be especially mindful of the noise levels after 10 pm and before 7 am. Any noise ordinance fines will be passed on to guests.
Lost and Found:
In the event of an item left behind, please contact Shaiffu as soon as possible. We will try our best to locate and secure your item. All items must be claimed and return instructions coordinated within one week of check out. Any unclaimed items past one week will be donated to local charities.
Trash Day:
Please give yourself a reminder to move the black/brown trash bins (outside the garage) to the curb Sunday night for early Monday morning pickup. The blue Recycling bin should be taken out to the curb on Wednesday night. Recycling includes: aluminum cans, plastic/glass bottles, other plastics and clean cardboard/paper (no pizza boxes).

BY RESERVING, BOOKING AND MAKING PAYMENT FOR A STAY AT THE ST AUGUSTINE VILLA, BELOW GUEST AGREES HE/SHE HAS RECEIVED AND READ THE ABOVE CONTRACT, AND THE ATTACHED HOUSE RULES & REGULATIONS AND AGREES FOR HIMSELF/HERSELF, AND IS AUTHORIZED TO AGREE ON BEHALF OF HIS/HER FAMILY AND GUESTS, TO ABIDE BY ALL THE RULES AND REGULATIONS ASSOCIATED WITH THE HOUSE. VIOLATION OF HOUSE RULES AND REGULATIONS COULD RESULT IN IMMEDIATE EVICTION AND FORFEITURE OF ALL RENTAL COSTS AND COULD INCUR ADDITIONAL CHARGES AND FEES.
Cleaning Fee
There is a non-refundable cleaning fee of $349 per booking.
Taxes
Local and State taxes that we collect total 11.5% of the booking cost. Florida sales tax (6%), St Johns County Sales Tax (0.5%) and Tourist Development Tax throughout St. Johns County (5%).
Damage Waiver Fee
There is a non-refundable damage waiver fee (or Management Fee on Airbnb, $79 per booking) which covers incidentals up to $500. I hereby authorize my credit card to be charged in the event of unintentional damage beyond $600/suite and for any damage done intentionally (by misuse or abuse even if negligently), theft from the unit or costs accrued because of unauthorized pets or smoking, extensive cleaning required at check-out, exceeding occupancy limits or parking limits, and any other charges/policies in Manager’s Rental Policies and Rental Agreement including any and all fines imposed on Manager by the City, County or State due to violation of any ordinance, law, rule or regulation or any fines or cost levied against Guest or Guest’s visitors, including any applicable legal fees as a result of any such fines or fees..
Reserving, booking and making payments toward a stay at The ST Augustine Villa shall constitute Guest's full acceptance and agreement to all of the terms as set forth in this agreement without reservation and shall hold equal bearing as Guest's signature and initials on this agreement as permitted by law.
